Masha Estates Ltd do not operate a Collective Investment Scheme as defined in Section 235 of the United Kingdom Financial Services and Markets Act 2000.   • Plots sold by Masha Estates Ltd are not designated for development and do not have any planning permission. Whilst care is taken in selecting investment sites, future redesignation and / or planning permissions and future price performance are not guaranteed.
  • Masha Estates Ltd sell plots with vacant possession upon completion, and from then on we have no role in the management of the property and/ or pursuing planning permission.  We leave day to day control after legal completion entirely with the purchaser.
  • The purchaser acquires Absolute Freehold Title to their Plot at completion. Plots of freehold land without the benefit of Planning Permission are made available for purchase.  The purchaser selects plot/plots from a notional development plan which includes communal areas for potential estate roads, pavements, green space.
  • Plots are sold on the clear understanding that they are classified as Greenbelt or Agricultural Land in the current Local Plan that governs the locality. There is no guarantee or warranty that any change of planning status will be granted to the site or any part of it.
  • All maps, layouts and images are for illustration purposes only. Masha Estates Ltd does not accept responsibility for any errors or omissions and they do not constitute an offer or contract. Plot sizes are approximate and are offered in good faith but Masha Estates Ltd cannot guarantee total accuracy. Purchasers should verify any detail of importance prior to viewing and purchase.

Masha Estates Ltd is not regulated by the FSA and therefore is not qualified to give financial advice. Furthermore, it insists that all prospective clients take independent legal advice during purchase (if you need specific advice, you should consult a suitably qualified professional)
